Industrial Lease

HOT WHEELS IMPORT COLLISION, INC. has leased with an option to purchase a building in Marietta Georgia where it will be relocating its business from elsewhere in Marietta . The leased building comprises 20, 200 square feet on 1.59 acres.  The facility is located at 2001 Polytechnic Lane .  The building is owned by a partnership named Hickory Kennesaw Partners.  Kyle Realty has also been retained as the sales agent for the present Hot Wheels facility located on Barnes Mill Road in Marietta .  Kyle Realty Company was the sole real estate broker in the truncation and represented the tenant.  Hot Wheels has operated its business for over 27 years in the Marietta area but is well known throughout the Southeast Region.

Retail Lease

FANTASTIC NAIL SALON has leased 1,132 square feet of retail space in Pleasant Hill Station located at 2442 Pleasant Hill Road in Duluth Georgia .  The tenant is a landmark nail salon in the region and is relocating from another shopping center in the area.  Fantastic Nails has operated for over ten years in the same location.  Pleasant Hill Station is owned by BM REAL ESTATE LLC.  Kyle Realty Company was the sole real estate broker in the transaction and represented the landlord.  The new salon is scheduled to open in early December.  

Retail Lease

TAEKWONDO PLUS, a taekwondo studio based in Columbus Georgia has space in Westhill Shopping Center located in Newnan Georgia . The new studio incorporates 2,400 square feet of leased area and will be the third studio in the company.  Westhill Shopping Center is owned by LOWER FAYETTEVILLE LLC, a partnership of principals of Pathway Communities in Peachtree City Georgia .  The new facility will be under construction during November and is expected to open in mid-December.  Kyle Realty Company was the sole real estate broker in the transaction and represented the tenant.  Taekwondo Plus is a client of Kyle Realty Company as reported in this news section in June 2007.

August 2007

New Listing

THE CHARLES FAMILY TRUST of Atlanta has retained Kyle Realty Company to market for lease its retail/auto center located at 2965 Holcomb Ferry Road in Roswell Georgia .  The project consists of 22,288 square feet of retail and automotive services space.  At present the project has two vacancies, one is 840 sq ft and the other is a former day care facility that incorporates 6,200 sq ft of space.

Retainer Client

TAEKWONDO PLUS of Columbus Georgia has retained Kyle Realty Company to assist it in its expansion into other areas of Georgia .  The company hopes to open its first new facility early in 2008.  Taekwondo Plus is a member of International Taekwondo Alliance [ITA], an international association of taekwondo academies.

Retail Property Lease

RBC CENTURA BANK has leased land from PMT PARTNERS XIII, LLC at 1614 Mt. Vernon Road on an outparcel of CVS/RBC Plaza Shopping Center.  RBC presently has a branch bank at the location and the newly acquired land will become the location of an Automated Teller Machine.  Kyle Realty Company, Inc. represented the landlord and was the sole broker in the transaction. The new ATM should be in operation in the early fall.

Industrial Property Sale

YOUNG AMERICAN PROPERTIES, LLC has purchased 401-413 Wallace Road in Marietta .  The property consists largely of four industrial buildings that total approximately 15,000 square feet of office/warehouse that is 100% leased and almost 2 acres of industrially zoned land.  The seller is W. KENDALL GUYER who has owned the property since 1983.  Kyle Realty Company, Inc. represented the buyer and Keller Williams represented the seller.  Kyle Realty also arranged the financing of the property though Wachovia Bank.

Restaurant Lease

REINA GALARZA and SARA RIOS have leased a restaurant property located at 2134 Fairburn Road in Douglasville from VANNA DUONG. The property is a former Huddle House and most recently was Eagle Restaurant.  The new restaurant will be named Reina’s Diner which is the restaurant that Ms. Galarza owned and operated for many years in Farmingdale New York before she relocated to Georgia .  The restaurant will feature American and Central American food.  It is scheduled to open this summer.  Kyle Realty Company, Inc. was the sole broker in the transaction and represented the landlord.

Industrial Sublease

ERGO STAR, a division of Young Corporation, www.youngcorporation.com, has subleased 6,435 square feet of office/warehouse from Mervyn Windows in a business park known as Corporate Lakes Business Park in Lawrenceville.  The park is owned by Shaheen & Company.  Young Corporation manufactures and imports office chairs.  This will be their Southeastern US distribution center. Kyle Realty Company represented the subtenant and NAI/Brannen Goddard represented the tenant in the transaction. The company hopes to have its new office open in April.

Industrial Lease

STONECRAFTERS USA has leased 5,400 square feet of industrial space located at 401 Wallace Road in Marietta for its new offices and finishing facility.  Stonecrafters imports granite and finishes products for kitchen and bathroom countertops and sinks. The company will be relocating from its present location in Fulton Industrial. The new facility will be under construction during March with an opening for business in April. The property is owned by W. Kendall Guyer. Kyle Realty Company, Inc. was the agent representing the landlord and GVA Advantis represented the tenant in the transaction.

 

January 2007

Office Client

ANDY ONCALL OF ROSWELL [www.andyoncall.com] has retained Kyle Realty Company to help it locate an office in the Alpharetta/Roswell area for its headquarters. The company will be relocating from their present location in Alpharetta.  The company hopes to have its new office open in February.

Retail Lease

FAMILEES PHARMACY has leased 1,400 square feet located in Pleasant Hill Station Shopping Center in Duluth for its new Gwinnett County location.  Familees is a pharmacy established in 1986 and will be relocating form its present location on Buford Highway . The new pharmacy will be under construction during January with an opening for business in early February. The shopping center is owned by BM Real Estate LLC. Kyle Realty Company, Inc. was the agent representing the landlord and was the sole agent in the transaction.

FABRIC WORLD has leased 9,600 square feet of retail space in Marietta Parkway Plaza located in Marietta or one of its fabric stores.  The tenant is an Atlanta based company founded over 30 years ago with stores through out the Southeast.  The shopping center is owned by Buford-Clairmont Company, Ltd. The new store will open in February. Kyle Realty Company, Inc. was the agent representing the landlord and was the sole agent in the transaction

Retail Lease  

FRANKLIN PRINTING COMPANY has renewed their lease in The Balconies Shopping Center for its printing business.  The shopping center is owned by Courtyard Joint Ventures and Bilbet, Inc. Kyle Realty Company represented the tenant as its agent in the transaction and Newburger-Andes & Company, Inc. was the broker representing the Landlord in the transaction.

Office/Industrial Lease  

SHOOKAS GRANOLA BAKING COMPANY has leased 2,650 square feet in West Oak Business Park for its central offices and bakery.  Shookas produces a line of baked granola and other baked goods that are sold in over 70 retail outlets through out the Southeastern United States .  The company will be relocating from their present location in Norcross Georgia and will commence operations in January in their new location.   West Oak Business Park is owned by Shaheen and Company. Kyle Realty Company represented the tenant as its agent in the transaction and was the sole broker in the transaction.

MARIETTA MARTIAL ARTS has leased 5,208 square feet located in East Lake Shopping Center in Marietta for one of its martial arts studios, the second in the Marietta/Cobb County area.  The company was founded in 2003 and has become the preeminent martial arts facility in the general region with over 200 existing students.  The studio will be under construction during the fall with an opening for business in early January. The shopping center is owned by Malon D. Mimms Company. Kyle Realty Company, Inc. was the agent representing the tenant and was the sole agent in the transaction.

Restaurant Lease

EAGLE RESTAURANTS has leased 1,900 square feet that formerly was a Huddle House located at 2134 Fairburn Road in Douglasville.  The restaurant is owned by Jose Hernandez and Mercedes Hernandez who formerly owned a restaurant in Massachusetts before they moved to Douglasville.  The restaurant will serve food native to Central America .  The business is scheduled to open at the beginning of November. Kyle Realty Company represented the landlord as its agent in the transaction and was the sole broker in the transaction.

BASS BOYS LLC has leased 2,400 square feet located in Peachtree Corporate Center for its Atlanta headquarters.  The company sells and distributes a line of fishing tackle and is a division of Picasso Outdoors.  Kyle Realty Company, Inc. was the agent representing the tenant and Lavista Associates was the agent representing the landlord.  The property is owned by NTS Realty Holdings.

Industrial Build to Suit/ Lease

W. W. GRAINGER, INC. (NYSE: GWW) has leased 27,104 square feet office/warehouse/ showroom space at 641 South Marietta Parkway in Marietta Georgia to be developed by a affiliated partnership of Buford-Clairmont Company, Ltd.  Grainger is relocating its present location elsewhere in Marietta as the result of road improvements that are necessitating the move.  Ground-breaking took place in June and the business is scheduled to open in December.  Kyle Realty Company represented the landlord in the transaction and Cushman & Wakefield of Georgia, Inc. represented the tenant.

DUNWOODY VETERINARY CENTER PC has leased premises for its medical center at 1610 Mount Vernon Road in Dunwoody Georgia in the CVS/Flag Bank Plaza Shopping Center.  The premises consists of 1,750 square feet of building area.  The facility will commence construction in July and is scheduled to open in the fall.  The property is owned by the Paul Mitchell Family Trust.  Kyle Realty Company, Inc. was the sole real estate broker in the transaction and represented the landlord.

CARTRIDGE WORLD has leased 1,200 square feet of retail space in Shops at Shawnee Ridge Shopping Center in Suwanee Georgia on Lawrenceville-Suwanee Road .   The property is owned by SR Retail LLC.  Cartridge World has a number of other store units in Atlanta and is a national franchise.  The business will open in the summer of 2006.  Kyle Realty Company represented the landlord in the transaction and Richard Bowers & Company represented the tenant.

Lease Renewal

DENT WIZARD located at 910 Cobb Parkway in Marietta Georgia has renewed its lease.  The premises consists of 4,000 square feet of building area.  Kyle Realty Company, Inc. was the sole real estate broker in the transaction and represented the tenant.

Grand Opening

ATLANTA URGENT CARE CENTER, a retainer client of Kyle Realty, has opened its new facility in Emery Village Shopping Center .   This transaction was consummated in November 2005 and has been under construction.  The premises consists of 2,415 and is in a shopping center owned by a partnership involving Maxwell Properties.     Atlanta Urgent Care Center is a medical treatment facility.  Kyle Realty Company, Inc. was the sole real estate broker in the transaction and represented the tenant.

ACE CHECK CASHING, one of Kyle Realty’s retainer clients, has leased 960 square feet of retail space in Conyers Square in Conyers Georgia .   The property is owned by a partnership managed by Redd Realty Company.  Ace Check Cashing is a National company with a large presence in Atlanta .   The business will open in the summer of 2006.  Kyle Realty Company was the sole broker in the transaction representing the landlord.

ENERGY BODY has leased 1,668 square feet of retail space in Pleasant Hill Station Shopping Center in Duluth Georgia on Pleasant Hill Road .  The property is owned by BM Real Estate LLC.  The company is based in Annandale Virginia and will be the tenant’s first location in Atlanta .   Energy Body sells health products to middle age and above consumers and items such as massage chairs and beds, fitness machines and steam saunas.  The business will open in the summer of 2006.  Kyle Realty Company was the sole broker in the transaction representing the landlord.

Kyle Realty Company, Inc. has been retained to lease a new shopping center to be built on South Bogan Road in Gwinnett County , Georgia .  The shopping center will be known as Bogan Plaza and will contain approximately 20,000 square feet of retail space with 10 tenants.  The shopping center is in the pre-lease stage and should be under construction this summer.

STROLL AND GO LLC, a business that sells children’s stroller and other youth products, has leased 2,666 square feet of office and warehouse in Mansell Commons Office Park in Alpharetta , Georgia .  The property is owned by First Industrial Realty Trust.  Kyle Realty Company represented the tenant and CB Richard Ellis represented the landlord in this transaction.  The business opened in March.

HYOUNG SEOK RHEE  has leased 1,470 square feet of retail space in Pleasant Hill Station Shopping Center in Duluth Georgia on Pleasant Hill Road form an as-yet un-named optical store.  The property is owned by BM Real Estate LLC.    The business will open in the spring of 2006.  Kyle Realty Company was the broker in the transaction representing the landlord and Atlanta Real Estate Partners represented the tenant.

BASEMENTS UNLIMITED, a General Contractor who specializes in renovating in home improvements, has leased 4,000 square feet of office/warehousing space from H. Kendall Guyer in his industrial complex at 407 Wallace Road in Marietta , Georgia .   Kyle Realty Company, Inc. was the sole broker in the transaction and represented the landlord.  The new store is presently under construction and will open in January 2006.

Property Management

Kyle Realty Company, Inc. has been retained as property manager and leasing representative for a shopping center in Dunwoody anchored by CVS and Flag Bank.  The property is owned by the PAUL MITCHELL FAMILY TRUST based in Hawaii .    The management contract becomes effective December 1.

Tenant Representation

Kyle Realty Company, Inc. has been retained by COMMAND CENTER to expand its chain of staffing and personal service offices in Atlanta .     Command Center presently has approximately 80 locations nationally and is a company owned by FMI based in Phoenix Arizona .   Each location will have between 1,200 to 1,400 square feet of space.  The company plans to expand its presence in Atlanta with 37 more units by 2007.

Kyle Realty Company, Inc. represented the Landlord and was the only broker in the transaction.

BLUE RIDGE CAPITAL, an Atlanta-based real estate investor, has retained Kyle Realty Company, Inc. to advise it on two projects it owns, one in Russellville Alabama and the other in Jackson Mississippi.  Kyle will determine the highest use for those properties following study of the respective markets and available tenants in those markets.

STERLING SERVICES GROUP, based in Chicago , has leased 2,456 of office space from TRANSWESTERN COMMERCIAL SERVICES for its headquarters in Atlanta .    The property is located in Pinnacle Office Park in Norcross Georgia . The company services products manufactured by SUBZERO.  Kyle Realty Company Inc. conducted site evaluation on behalf of the tenant and represented them in the lease negotiations.

Kyle Realty Company, Inc. and CB Richard Ellis cooperated on a lease for space at 2442 Pleasant Hill Road in Pleasant Hill Station Shopping Center for HANA BANK, a bank new to Atlanta .    The leased premises reflected 4,468 square feet of space.  The property is owned by BM Real Estate LLC.  The bank is scheduled to open early in 2006.

MARIETTA MARTIAL ARTS has retained Kyle Realty Company, Inc. to represent it in is discussions with its Landlord to renew and expand it facility located on Roswell Road in Marietta Georgia.  The tenant hopes to have its expanded facility open by the end of 2005.

Arbitration

Kyle Realty Company, Inc. has completed the arbitration of a legal dispute between two Atlanta real estate investors.  Kyle was retained by HENNING MEDIATION AND ARBITRATION SERVICES, INC. to join a two other arbitrators whom comprised a board to hear the dispute.  The board submitted its finding and settlements following hearings where both sides presented their evidence and positions.

MARIETTA FABRIC AND FRINGE, an Atlanta based retailer, has renewed its lease in Marietta Parkway Plaza, a shopping center owned by BUFORD CLAIRMONT COMPANY LTD.  The store comprises 9,600 square feet of space.  Kyle Realty Company, Inc. was the broker of record and represented the Landlord as the broker in the transaction.

Restaurant Lease

TODAHMGOL, a fine dining Korean cuisine restaurant, has leased space in Pleasant Hill Station for a new restaurant.  The premises consists of 2,100 square feet and will open in October.  The restaurant is the third restaurant in Atlanta owned by Nam Shik Hong.  The property is owned by BM Real Estate LLC. Kyle Realty Company, Inc. represented the Landlord and was the only broker in the transaction.

DOLLAR GENERAL has leased space in Blackwell Square for a new 8,000 square foot store.  The property is located on Canton Highway in Marietta , Georgia and is owned by Don Plunkett.  Kyle Realty Company, Inc. represented the tenant and was the only broker in the transaction.

Office Lease Expansion

THE STANLEY WORKS d/b/a Stanley Tools has expanded their office facility in Atlanta located at 4451 South Atlanta Road .   The expansion incorporates 3,233 square feet of office space.  The property is owned by Vinings Perimeter Partners LLC and is located at Vinings Perimeter Business Park .   Kyle Realty Company, Inc. represented the tenant and Resource Real Estate Partners LLC represented the Landlord.  The expanded facility will open in April 2005.
